As per Arthur Gunter's Memoirs submitted by Mardi Harrison to West Middlesex Family History Society Journal Sep 2001, Vol 19 No.3, re his uncle, Robert Robinson.
". . . I had an uncle in London who started life as a butcher and gradually worked his way up to be lessee of the underground refreshment rooms at St Martin-le-Grand, that is the General Post Office in London. He and my Aunt had four daughters who all helped in the refreshment rooms, which would now be called a cafeteria, where one could get a slice of bread and butter and a cup of coffee at a ha'penny each, herring toasted 3 farthings, boiled egg 3 farthings, a hot dinner of meat and vegetables for fourpence, and cake and pudding for a penny. Uncle's family, with the help of several employees, supplied meals for 4,000 letter sorters between 2am and 6am, as the sorters worked all night. After a few years Uncle had made a lot of money, and eventually made a fortune. . ."

THIS IS THE LAST WILL and TESTAMENT of me ROBERT ROBINSON of The Hermitage Chesterfield Road Ashford in the county of Middlesex Gentleman I hereby revoke all former wills and testamentary dispositions made by me I appoint my sons in law Frederick Oscar Bartington of Vernon Cottage Chesterfield road Ashford aforesaid Builder and William George Robinson of High Street Staines in the said county of Middlesex Restaurant Keeper hereinafter called "my trustees' to be the EXECUTORS and TRUSTEES of this my will I give to my dear wife Mary Emma Robinson a legacy of one hundred pounds to be paid to her as soon as conveniently may be after my decease and I also give to her all my plate linen china glass books pictures prints furniture and other household effects absolutely I devise my three freehold houses situate in Chesterfield Road Ashford Middlesex one being known as The Hermitage in which I now reside another known as Pendennis and adjoining and the third known as Providence Lodge to my wife for life my intention being that my wife shall insure the said premises against fire and do only such repairs as she shall think fit and I direct that my trustees shall not in any way interfere with my wife in the management of the above mentioned properties and shall not be liable for any injury or damage the property may suffer at her hands From and after the decease of my said wife I give and devise the aforesaid freehold properties which I have given to my wife for the life unto my trustees Upon trust to sell the same and from and after the payment of the costs charges and expenses of such sale to stand possessed of the bet proceeds of sale In trust for my son Arthur James Robinson and my daughters Jane Elizabeth Robinson Mary Ann Evans Agnes Hain Kate Broom Mildred Martin and Church Street Staines aforesiad namely No 47 in the occupation of the said Mr Tolley Baker and No 45 in the occupation of Mr Barron a Tobacconist I devise to my daugher Emily Bartington absolutely my four freehold houses in Providence Terrace Staines Middlesex numbered respectively 20 22 24 and 26 I devise to my trustees the fice freehold cottages known as Nos 25 27 29 41 and 33 Providence Cottages Mill Mead Staines aforesiad Upon trust to collect and receive the rents and income thereof and after payment thereout of premiums for keeping the said premises fully insured and the expenses of properly maintaining them in a tenantable condition to pay the net income thereof to my daughter in law Sophia Robinson for and during her life if she shall so long remain the widow of my deceased son Robert William Robinson by weekly payments and from and after the decease or second marriage of my said daughter in law whichever event shall first happen In trust that my trustees shall sell and convert the said freehold premises into money and shall invest the said moneys with power to vary such investments and shall stand possessed of the said moneys and the investments for the time being representing the same in trust for the three children of my said deceased son by the said Sophia Robinson namely Robert William George Robinson Jane Robinson and Kate Robinson or such of them as shall attain the age of twenty one years in equal shares and if there shall be only such one child who shall attain twenty one years of age then the whole to be in trust for that one child And I declare that my trustees may with the consent of my said daughter in law during her life or until she shall marry again and after her decease or second marriage (whichever event shall first happen) at their own discretion raise any part or parts not exceeding together one moiety of the vested or presumptive share of either of the children hereinbefore named of my said deceased son and apply the same for his or her advancement preferment or benefit as my trustees shall think fit All the rest residue and remainder of my real and personal estate I give to my trustees Upon trust that my trustees shall sell call in and convert into money the same or such part thereof as shall not consist of money and shall with and out of the moneys produced by such sale calling in and conversion and with an out of my ready money pay my funeral and testamentary expenses the legacy to my wife and any legacies that I may give by any codicil to this my will the estate duties and all other duties if any payable on my estate and my debts including in such debts any mortgages that I may have created upon any of my before mentioned properties And shall stand possessed of my residuary trust moneys in trust to divide the same equally between the following My wife my son Arthur James Robinson my daughters Jane Elizabeth Robinson Mary Ann Evans Agnes Hain Kate Broom Mildred Martin and Emily Bartington If the residue and remainder of my real and personal estate shall prove insufficient to pay my funeral and testamentary expenses legacies estate duties and other duties if any and debts including mortgage debts then I declare that the devises and bequests to my said son Arthur James Robinson my daughters Jane Elizabeth Robinson Mary Ann Evans Agnes Hain Kate Broom Mildred Martin and Emily Bartington shall not take effect until my trustees shall have discharged the deficiency out of the rents of the properties so devised and bequeathed to my said son and daughters Provided always that if any child of mine shall die in my lifetime leaving a child or children who shall survive me and being a son or sons shall attain the age of twenty one years or being a daughter shall attain that age or marry under that age then and in every such case the last mentioned child or children shall take (and if more than one equally between them) the share property or interest under this my will or any codicil thereto which his her or their parent would have taken if such parent had survived me And I declare that my trustees may postpone the sale and conversion of any part of my real and personal estate (including leaseholds or other property of a terminable or wearing out nature) hereby directed to be sold for so long as they shall think fit and that the rents profits and income to accrue from and after my decease of any from such part of my estate as shall for the time being remain unsold and unconverted shall after payment thereout of all incidental expenses and outgoings be paid and applied to the person or persons and in the manner to who and in which the principal or the income of the proceeds of such sale and conversion would for the time being be payable or applicable under this my will if such sale and conversion had been actually made And I also declare that as regards any real or leasehold property remaining unsold my trustees shall be at liberty to let or demise the same either from year to year or for any term of years at such rent and subject to such covenants and conditions as they shall think fit to accept surrenders of leases and tenancies to expend money in repairs and improvements and generally to manage the property according to their absolute discretion And I also declare that all moneys liable to be invested under this my will may be invested in any stocks funds or securities authorised by law for trust funds or in the purchase of inscribed stock of any British Colony or on mortgage of any leasehold houses or land in England or Wales held for any I ROBERT ROBINSON of Providence Lodge Chesterfield Road Ashford in the county of Middlesex Gentleman hereby declare this to be a second codicil to my will which bears date the eighteenth day of July one thousand nine hundred and two and the first codicil to which bears date the twenty eighth day of February one thousand nine hundred and five Whereas I have in and by my said will devised unto my trustees upon trust for the children of my late son Robert William Robinson the five freehold cottages numbered 25 27 29 31 and 33 Providence Cottages Millmead Staines subject to the payment of the rents thereof after deducting the cost of repairs to Sophia Robinson for her life or until she remarries And Whereas the before mentioned Sophia Robinson has recently remarried Now I do hereby revoke such devise as aforesaid and in lieu thereof I do hereby devise the before mentioned five freehold cottages unto my trustees Upon trust and with the direction that they shall stand possessed thereof for the childredn of my said late, son Robert William Robinson as follows as to No 33 Providence Cottages aforesaid for my grandson Robert William George Robinson his heirs and assigns As to Nos 29 and 31 Providence Cottages aforesaid for my granddaughter Jenny Robinson her heirs and assigns and as to Nos 25 and 27 Providence Cottages aforesaid for my granddaughter Sophie Robinson her heirs and assigns if and so soon as they shall respectively attain the age of twenty one years Provided always and I hereby declare that if any one of my said three grandchildren shall die before attaining the age of twenty one years then I direct my said trustees to stand possessed of his or her share in trust for the survivors in equal shares and if only one such grandchild shall live to attain the age of twenty one yers then my said trustees shall stand possessed of the whole in trust for such survivor absolutely but in case all three of such grandchildren shall die before attaining the age of twenty one years then I declare that the before mentioned five freehold cottages shall fall into and form part of my residuary estate And I do hereby further declare that if at the date of my death any one of the before mentioned grandchildren shall be under the age of twenty one years it shall be lawful for my said trustees during the minority of such grandchild to let the said cottage or cottages hereby devised in trust for and intended as his or her share and out of the respective rent or rents thereof to keep the respective cottage or cottages in repair and insured and to accumulate the surplus income derived from such share for the benefit of such grandchild my intention being that each grandchild shall on attaining twenty one receive the share intended for him or her together with the accumulation of income (if any) And I do hereby empower my said trustees in their own absolute and uncontrolled discretion to apply if they shall think fit during the minority of any such grandchild the surplus rent and any accumulations of rent which may arive or have arisen from the frirst and seconed codicils to which bear date the twenty eighth day of February one thousand nine hundred and five and the twenty sixth day of August one thousand nine hundred and five respectively Whereas I have by my second codicil devised the five freehold cottages numbered 25 27 29 31 and 33 Providence Cottages Mill Mead Staines unto my trustees upon trust and with the direction that they shall stand possessed thereof for the children of my late son Robert William Robinson as in my said second codicil more particularly mentioned And whereas I have therein by mistake referred to the second and third children of my said late son by the names of "Jenny Robinson" and "Sophie Robinson" instead of by their proper names of "Jane Robinson" and Kate Robinson" respectively Now I do hereby direct and declare that such devise in my said second codicil shall be construed and take effect in all respects as if the name of "Jane Robinson" had been originally inserted therein in lieu of the name of "Jenny Robinson" and the name of "Kate Robinson had been originally inserted there in lieu of the name of "Sophie" Robinson" and in all other respects I confirm the said devise And I hereby appoint George Conquest of 20 Riffell Road Willesden Green in the county of Middlesex to be an EXECUTOR and TRUSTEE of my will to act jointly with Frederick Oscar Bartington and William George Robinson who are thereby appointed executors and trustees and I declare that my said will and the former codicils thereto shall be construed and take effect in all respects as if the names of the said Frederick Oscar Bartington William George Robinson and George Conquest had been originally inserted
